Will you be on-site during the renovation work?
Yes, I will attend several site visits in line with the construction program to ensure the smooth running of the project and management of tradesmen.
All fees will be provided to you with a breakdown of my services before we commence work.
Do you personally select the design and build companies?
Yes, I will present to you between 3-5 tradesmen as part of the tender process. Including tender prices. Upon selection, I will attend a meeting with the chosen contractor and yourself.
I always recommend meeting your builder in person to get a feel for them and to make sure you like them.
Will I need planning permission?
Great question! All projects will need to undergo a fact-finding process with the local authority to determine if planning permission is required. This is part of stage 1 of the project. Generally speaking, small changes to internal walls may not require planning permission however changes to the exterior tend to require council approval.
Can I see past projects of kitchen and bathroom designs?

Will I require a structural engineer?
This will depend on whether your project involves moving load-bearing walls and is advised by the council during the fact-finding process as mentioned above.
I am concerned about keeping project time and within budget, what is the lead time on renovation work?
Renovation lead time depends on a few factors such as how big or small, complex or straightforward is the project along with the contractor’s delivery time and supplier’s lead time. Renovation projects can last anything from 3-12 months or more. The Project management services I provide will include a schedule of work with a timeline to ensure the project remains on track and on budget.
During my house renovation project, do you personally source and select materials and tradesmen?
Yes, as part of the design stage I will source appropriate materials based on the design and budget.
I will work with the client to provide a design scheme where she/he will be able to narrow the selection based on their desired scheme. Upon approval, I will place orders on behalf of the client.
Selecting the appropriate tradesmen will be part of the tender process as mentioned above.
Can I live in my property during renovation work?
This really depends on you, your family, and your ability to live in a messy, dusty environment. If you have a young family and are thinking of undergoing a large renovation, I advise to seek alternative accommodation or use a phased approach. On the other hand, if you have a small project which is self-contained e.g. loft conversion then you may find it manageable.
